Build your own.Start with the right ground.

A beautiful view doesn’t guarantee a buildable lot. Get help with zoning, utilities, water, access, and soils before you fall in love with the land.

Land purchases carry risks a finished home doesn’t: zoning limits, utility costs, water rights, access, and slope. Josh helps you ask the right questions of the city or county, utility providers, and builders before you commit.

  • Confirm zoning and what you can build.
  • Price utilities, water, and site work up front.
  • Build feasibility periods into your offer.

A PLAN YOU CAN FOLLOW

From the first question
to the next right step.

Start where you are. Work through the decisions together.

  1. 01

    Define the plan.

A home site, a hobby farm, recreational land, or a long-term hold, your goal determines which properties make sense.

  2. 02

    Check zoning and access.

Review permitted uses, setbacks, minimum lot sizes, and legal road access with the city or county.

  3. 03

    Investigate utilities and water.

Confirm power, sewer or septic feasibility, culinary and secondary water, and any water rights tied to the property.

  4. 04

    Estimate the full cost.

Add site prep, driveways, utility extensions, and impact fees to the purchase price before you make an offer.

LOOK A LITTLE CLOSER

Before you buy land.

These items can turn a bargain into an expensive surprise.

Water rights

In Utah, water rights and shares are separate from land. Verify what transfers and what the property needs.

Soils and slope

Geotechnical conditions affect foundation costs and whether a site is buildable. Ask for a geotech report.

Utilities

Extending power, gas, or sewer can be costly. Get written estimates from providers.

Survey and easements

Confirm boundaries, easements, and recorded restrictions with a current survey and title review.

GOOD QUESTIONS

A little clarity
goes a long way.

Have a different question? Ask Josh.

Can I finance a land purchase?

Land loans exist, but terms often differ from home mortgages. Talk with a lender early about down payment and rate expectations.

Do you help with acreage outside the Salt Lake area?

Tell Josh where the property is and what you hope to do with it so you can discuss representation and the right local professionals.
